Located in the historic center of Chiavenna, the Residenza Via Quadrio serves as a cutting-edge example of the turnkey renovation services offered by Emmezeta. This project demonstrates the company’s ability to manage the renovation of entire buildings on behalf of third parties, acting as the client’s sole point of contact and coordinating every phase of the process: from initial design through to the handover of the finished property.

As a result of this project, an entire residential and office complex underwent a remarkable technological transformation, which succeeded in improving the building’s energy efficiency rating from F to the outstanding rating A. The biggest challenge was operating within a sensitive landscape context governed by regulatory requirements, where the need to preserve the historic aesthetics made it impossible to apply traditional exterior thermal insulation.

The success of this commissioned renovation is based on a meticulous design that integrated high-profile technologies in an almost invisible manner. To ensure excellent insulation without altering the building’s volume, the facades were treated with an innovative exterior Aerogel plaster, which works in synergy with the internal insulating countertop walls to ensure total thermal protection.

Moreover, the building services engineering has been completely renovated to offer better comfort: The technological heart of the system is a groundwater heat pump connected to a ceiling heating panel system.

This solution ensures a consistent temperature year-round, eliminating the need for bulky radiators. Finally, the installation of latest generation windows and doors completed the thermal and acoustic efficiency upgrades of the entire building envelope.
